With COVID 19 its not business as usual...

First and foremost I hope that you are all well and those you love are also well. As you can imagine, the COVID 19 public health crisis has had a dramatic effect on our market and how we conduct business. Recently the Alberta Real Estate Association, one of our governing bodies, has stipulated that public Open Houses are forbidden and we expect further limitations to be imposed shortly.

With that in mind our Franchise head at Royal Lepage sent us an email with guidelines on best practises while still continuing to market and sell our homes. Often times, when people are on an extended break, they look for ways to occupy their time and ask to see homes without any real intention of buying. Or perhaps in advance of a planned purchase later in the year, they may think that now is the best time to view. It is not.

These best practises include having your agent visit the home in your stead and conduct a video tour with you in order to shorten your potential homes list. Once your list is narrowed a health declaration is to be signed by the viewers and their agent and the seller must accept these and agree to sign a liability waiver. Serious buyers will understand the need for streamlining the vetting process by using virtual tours first and will understand the need for a signed health declaration. They will understand why we will limit the showing to the buyer and spouse only, no children, no friends, no parents.

We will be asking the hard questions not just of the buyers but of you, the sellers, as well. We will not knowingly expose any of our clients or fellow agents to the potential of a Covid 19 infection.
